CB Property Investors has once again defended first place in the TOP realitní fondy (“Top Real Estate Funds”) ranking compiled by the Czech business daily Hospodářské noviny and the Institute of Strategic Investment. According to the results for the second quarter of 2026, the fund achieved a 12-month return of 25.61% and also leads the market over the longer term, with an average annual return of 23.28% over the past three years. The average return among funds for qualified investors was 10.44%, according to Hospodářské noviny. CB Property Investors thus continues its run of results that have kept it in the leading position among Czech real estate funds for the long term.

Results confirmed across the full investment cycle

The fund’s long-term performance is underpinned by a strategy built on a mix of different real estate segments and, above all, on actively creating value in individual projects. Rather than relying solely on rental income or rising property prices, the fund increases the value of its assets through development, active management, modernization, and expansion.

This year in particular shows the strategy working in practice. In June, CB Property Investors successfully completed the sale of the Dobré časy senior care facility in Ivančice, and in September it also announced the sale of the CBPI Park Liberec logistics complex to the ERSTE Realitná Renta fund. The fund is thus gradually entering the final phase of the investment cycle for its individual projects.

Real estate funds keep growing

The latest edition of the ranking also shows the continued growth of the Czech real estate fund market. According to Hospodářské noviny, the value of properties held in the portfolios of the funds tracked reached approximately CZK 415 billion at the end of the second quarter, compared with CZK 263 billion a year earlier. Differences between individual funds nonetheless remain significant – not only in performance, but also in investment strategy, leverage, and the share of development activity.
