The CB Property Investors fund has long confirmed its position as a market leader. Our strategy, focused on projects in various real estate segments that we actively enhance, has provided investors with protection against risks and long-term growth of invested capital. In addition to above-average returns, our investors’ capital also had a real impact – it helped modernize a logistics hall, provide inpatient care for seniors, and build a residential complex for families with children.

How we create value

CBPI 2 Fund Architecture

We present CBPI 2, which builds on the historical success and above-average returns of our first portfolio. We do not buy overpriced stabilized assets whose value can only increase as the overall market rises. We look for projects where we see the potential for value growth – through development, building modernization, operational upgrades, or expansions. Our goal is to achieve a return of at least 10% per year.

Risk management, capital assessment

Working with a mixed portfolio from various segments within the Czech and Slovak Republics allows for risk reduction and return maximization. We focus primarily on properties in the late stage of development or in the transitional phase of the investment cycle, which creates unique opportunities to increase their value.

Investors in our fund thus directly participate in the profit from the appreciation of real estate before its sale. Through active risk management, we aim for a return of over 10% per year during the holding period of the investment over a 5-year horizon.

Peter combines extensive experience in technology, real estate, and investment. He began his career in IT before joining P3 Logistic Parks in 2007, where as Director for Central and Eastern Europe, he contributed to growing the portfolio to 1.8 million m² and a tenfold increase in the company’s asset value to USD 2.5 billion. Since 2018, he has been a partner at Crowdberry and a founding partner of CB Property Investors. Since 2019, he has served as Senior Advisor at the global investment firm TPG Real Estate and sits on the supervisory boards of several companies, including GymBeam.

Jan worked at Urban Developers and Investors, where he was responsible for investments and financing development projects in Central Europe. At Patria, he was involved in several sales and acquisitions for companies in the CEE region. He was responsible for the development of the Profireal Group in Southeast Asia. He was an advisor to two successful IPOs on the Prague Stock Exchange.

Michal Navrátil

Michal has experience in various fields related to real estate. At Knight Frank he was responsible for commercial building management. During his almost 8 years at P3, he managed the entire European portfolio of industrial properties with a total of over 5 million m². At Fidurock, he has been involved in residential properties from the acquisition phase through redevelopment to marketing and commissioning.

Radek has more than 15 years of experience in commercial real estate across the Czech Republic and Europe. At P3, Redstone Real Estate, and TCC, he was responsible for the financial management of development and completed projects.

Lenka has more than 15 years of experience in financial markets, investment banking, and media. Her career path includes a marketing position at the investment group Patria, an analytical role at the financial group Roklen, an investment manager position at the fund Tilia Impact Ventures, as well as editorial work for the economic portal Roklen24.

Zuzana Olsen

Zuzana worked for more than 15 years in law firms (both international and Czech), where she served as a legal assistant and worked on real estate transactions. Gradually, she moved to positions in HR and Office Management.
