The goal was never to build a new housing estate

The architectural design of the apartment buildings was created by the Archidee studio from Jablonec nad Nisou. “We were inspired by the proven concept of a villa complex, such as the one located on the shores of Lake Geneva. The main goal was to prevent the creation of a new housing estate.” explains Ing. Arch. Ondřej Novosad.

While Rezidence Park Vesec will offer future residents comfortable facilities with underground garages, photovoltaics, and underfloor heating, it will bring stability and above-standard returns to investors. The TOP real estate funds ranking is compiled by Hospodářské noviny in cooperation with the Institute for Strategic Investment. Based on data as of 30. 9. 2025, published in December, shows that we have once again significantly outperformed the market average. Moreover, this success is not a short-term phenomenon, as data for the three-year period shows.

Transaction activity was high in the third quarter of the year, although current market developments favor domestic capital. “When we communicate with foreign investors, it is true that they are not very keen to invest in Czechia at the moment. On the one hand, they feel that real estate here is relatively expensive, and on the other hand, they are afraid of the war in Ukraine. For American investors, for example, Czechia is already in the war zone.” says Jan Rovný, investment director at CB Property Investors, adding that this actually creates greater opportunities for Czech capital.

In an interview for Hospodářské noviny, Jan also discussed the overall market situation and which real estate segments we focus on as a fund: “We are a fund that invests in various real estate segments, a so-called multi-asset fund. From the outset, our intention has been to purchase properties whose value we can increase, either through renovation, completion of part of a project, or complete construction.”

We select segments based on the current market situation.

This strategy gives us the flexibility to respond quickly to market developments and select segments and specific projects that are most advantageous for investors in terms of returns.

“When we started out, we planned to focus on residential projects. We were in advanced negotiations on projects around Prague, but then there was a sudden change in market conditions, rates skyrocketed, and the market came to a standstill. So we took advantage of our flexibility and bet on logistics. Later, residential development began to make more sense again.”

We are currently focusing our efforts on Rezidence Park Vesec, a residential development in Liberec. We completed the shell of the building at the end of the summer, followed by plastering, and are now working on the interiors. This project also gives investors a unique opportunity to see what their capital is actually creating.

UCT Fluid Delivery Solutions expands production at CBPI Park Liberec

Since July 2025, UCT Fluid Delivery Solutions s.r.o. Liberec has been using almost 36,000 m² of production and office space at the CBPI Park Liberec complex. The new premises are leased until June 2038.

UCT has been operating in our park since 2023, when it occupied Hall C. A year later, it took over the first part of Hall B, where it is now increasing its capacity by another 9,300 m². The growing volume of distribution and assembly unit production confirms the company’s ability to respond flexibly to the needs of the dynamic European semiconductor industry.

“The ongoing expansion of UCT proves that we have succeeded in designing and building a complex that meets the high demands of leading technology companies. It also confirms that the approach we took during construction—emphasizing functionality, quality, and sustainability—makes sense,” says Jan Rovný, Head of Investments at CB Property Investors.

CB Property Investors celebrates its fourth anniversary

CBPI Park Liberec: from a brownfield to a modern complex with BREEAM Excellent sustainability certification

BREEAM assesses 10 areas of environmental performance of a building, and the Excellent level is the second-best rating we could have achieved. The assessment includes, for example, energy, waste, and water management, as well as minimising the negative impact on the surrounding area. The newly constructed habitat also contributes to this. To prepare it, we used the soil that was on the site before construction began. Plants and small aquatic animals will find their place in the biotope.

Elements of sustainability are already present during construction.

“We consider BREEAM certification at the Excellent level to be the standard for modern industrial buildings. Our aim was therefore to achieve as high a grade as possible, namely BREEAM Excellent. We are already taking sustainability into account during construction, and we are also introducing wellbeing elements for the employees on the site. Together with the biotope, we have created a unique space within the Czech industrial parks. I am very pleased that our project was completed and certified,” says Michal Navrátil, Head of Development, CB Property Investors.

Real estate fund CB Property Investors launches construction of residential project in Liberec

  • 58 above-standard flats will be built in the Liberec part of Vesec, especially for young families.
  • The construction will be delivered by KAMI PROFIT, the general contractor and CB Property Investors’ partner in the project.
  • For its investors, CB Property Investors expects a return on the project in excess of 15 percent per annum.
  • Apartment owners can look forward to underground parking, a generous terrace for each apartment, electric chargers or a photovoltaic power plant on the roof of the buildings.

By acquiring the land and building it, the Fund is responding to the lack of higher standard flats in Liberec. At the same time, the Fund continues its strategy of investing in real estate from various sectors – after investing in a logistics park in Liberec and a senior house in Ivančice, it is also launching a residential development. Risk minimisation is also important in this investment. This is facilitated by the fact that the project already had a valid building permit at the time of acquisition, so the fund could start construction immediately. However, a careful analysis of possible suppliers and partners preceded the project, from which the Slovak company KAMI PROFIT came out best. The company entered the project as a partner and general contractor.


“KAMI PROFIT was able to offer more favourable conditions than other construction companies. In addition, it has had successful projects in five European countries, including the Czech Republic, where, for example, it is building a new home for the elderly in Vrchlabí or has reconstructed the Na Homolce hospital. We are therefore very pleased that KAMI PROFIT has become our partner for the implementation of the Rezidence Park Vesec,”

58 apartments for families with children

A total of 58 flats will be built in 5 villas in the Park Vesec Residence. The project is aimed primarily at young families who can find a new home in 3+kk and 4+kk flats. However, there are also several 2+kk flats on offer. Each unit has a terrace or balcony and the residence will also have a children’s playground, which will be part of a private park. The housing is about 10 minutes by car or 15 minutes by public transport from the city centre.

“The Park Vesec residence will offer its residents superior amenities. There will be a playground for children and chargers for electric cars. In addition, the area will be closed, so parents do not have to worry about traffic and there will be space for community building. We plan to put photovoltaic panels on the roof and underfloor heating in the apartments. Each unit will have its own spacious balcony and most of the apartments will also have a view of Ještěd, which adds to the attractiveness of the residence.” Jan Rovný adds details.

The fund acquired an industrial park in Liberec. The value of the transaction exceeded 1 billion

Our fund together with another investor bought an industrial park in Liberec. The acquisition came at a time when the owner of the site was looking for a strategic partner to help him finance and complete the park. We will use part of the financing to pay off our liabilities and plan to complete the site so that all tenants can move into their new spaces by the third quarter of 2023.

Acquisitions will create jobs and an influx of technology companies

UCT Fluid Delivery Solutions, a leading manufacturer of plastic modules for the production of chips, microchips and SIM cards, will lease almost three quarters of the leasable area in the facility, which will be called CBPI Park Liberec. Due to its focus, the company is currently experiencing excess demand and production capacity is not keeping up. It will move production from its current two sites to the new facility at the same time as recruiting around 600 employees.

Other tenants, Cattron and Wassa, will also contribute to the creation of new jobs. In total, up to 1,000 people are expected to find work at the site.

Increasing portfolio value

The acquisition of a site with a total area of almost 39,000 sqm fits perfectly with the Fund’s strategy of taking an active interest in properties where we can add value through additional investment. We are currently managing a portfolio with a total value of CZK 1.2 billion. Upon completion of the site, the CB Property Investors fund will manage assets totalling around CZK 1.8 billion.

“The acquisition of the site with a value of approximately CZK 1.5 billion upon completion is a big step forward for our fund. We believe that this acquisition will bring high value to our investors and allow us to work on further opportunities to build a strong property portfolio.
